What closing actually costs in Florida

Most calculators guess. This one only adds up what Florida sets by law or by promulgated rate — title insurance, documentary stamps, the intangible tax, the estoppel cap. Everything a company gets to price on its own is listed separately, so you can see what is fixed and what is still a question.

          What each line actually is

          Owner's title policy

          Insurance that the title is clean and nobody shows up later with a claim on the house. Florida sets the price by law, so every title company charges the same for the policy itself: $5.75 per $1,000 up to $100,000, then $5.00 per $1,000 up to $1 million, with a $100 minimum. What each company can price freely is its own closing and search fees.

          Lender's policy

          Your lender wants its own policy. When it is issued at the same time as the owner's policy, Florida's simultaneous-issue rate makes it $25. If no owner's policy is issued, the lender's policy costs the full rate instead — one more reason to get one.

          Documentary stamps on the deed

          Florida's transfer tax: $0.70 for every $100 of the price, rounded up to the next $100. On a $500,000 house that is $3,500. Under the standard FR/BAR contract the seller pays it.

          Stamps and intangible tax on the loan

          If you are financing, the mortgage gets taxed too: $0.35 per $100 of the loan in documentary stamps, plus an intangible tax of $0.002 per dollar — that is 0.35% and 0.20% of the loan. Both are on the buyer. Paying cash means neither one.

          Estoppel letter

          If the property is in a condo or an HOA, the association has to certify what is owed on the account. Florida caps what it can charge: $299, plus up to $119 to rush it and up to $179 if the account is behind. It is normally a seller cost.

          Property taxes

          Florida taxes are paid in arrears, so at closing they get split by the day: January 1 through the day before closing belongs to the seller, and the buyer is credited for it. Put the annual tax and the closing date in the form above and the split lands in your total. Your closing agent runs the same math on the settlement statement.

          Recording at the Clerk of Court

          The deed — and the mortgage, if you are financing — has to be recorded in the county's public records. Florida statute sets the price: $10 for the first page and $8.50 for every page after. A deed is about 2 pages, a mortgage about 20, so it lands near $19 cash and near $189 financed. It is the one closing charge nobody gets to mark up.
