You should not have to start over with a stranger. If you already have an agent you trust somewhere else, keep them. They hand you to me, they stay in the loop, and you end up with two agents watching your deal instead of one.

Coming to Southwest Florida

Have an agent where you live now? Give them my number. They introduce us, I take it from there — showings, offers, inspections, closing — and they stay updated the whole way. You get someone on the ground in Naples, Fort Myers, Cape Coral and everything in between, in English or Spanish.

Leaving Southwest Florida

Tell me where you are going. I will find you an agent there, get on the phone with them myself before I hand you over, and stay in touch until you are settled. Selling here and buying there is one move, not two, and somebody should be watching both ends.

What does this cost you? Nothing.

When one agent refers a client to another, they split part of the commission the brokerage already earns. It does not get added to your price, your closing costs or what you pay in commission. Nothing about your side of the deal changes — except that now two agents have their name on it.

Licensed agents anywhere in the country: if your client is buying or selling in Southwest Florida, refer them to me instead of losing them. You keep the relationship, I do the work here, and your brokerage gets paid.

Thirty-five percent of the commission my side actually collects on the transaction. Paid broker to broker — Mato Realty, LLC pays your brokerage when the deal closes, and your brokerage pays you. Nothing is owed if the deal never closes.

You send me the client

Name, what they are looking for and their timeline. A text or an email is enough to start.

We sign the referral agreement first

In writing, before I talk to your client. It names the client, the fee and how long it lasts, so neither of us is relying on memory later.

I work the client here

Showings, offers and the contract-to-close, in English or Spanish, across Southwest Florida. You get updates without having to chase me for them.

Your brokerage gets paid at closing

Mato Realty, LLC sends the referral fee to your brokerage out of the closing, and your brokerage pays you the way it always does.

The fine print, up front

  • You need an active real estate license. Florida does not allow a referral fee to be paid to an unlicensed person, and I will not do it.
  • The fee is paid brokerage to brokerage. In Florida an agent is paid by their own broker, so the money goes Mato Realty, LLC to your brokerage, and your brokerage to you.
  • The 35% is calculated on the commission my side receives on that transaction, not on the sale price.
  • The agreement is signed before I contact your client. If there is no signed agreement, there is no referral fee.
  • No closing, no fee. There is nothing to pay if the client does not buy or sell.
  • Your client stays yours. When they are done here, I am not going to farm them.
