What I do
I show you anything on the market in Southwest Florida — including everything in Dream Homes, no matter whose listing it is. You get the real monthly number before we walk in, not after.
I price it against what actually closed, not against what your neighbor is asking. Photos, video and the listing copy are produced properly — and I tell you upfront what I'd offer a buyer's agent and what that does to your net.
Long-term rentals, seasonal, canal lots and value-add in Cape Coral and Lehigh. I run the numbers first: the rent the unit actually gets, insurance in that zone, and what the HOA allows before you count on a single night of income.
